We then moved on to complete the existing house renovation, completely back to bear brick, new heating system, rewire, ensuite, bathroom, 3 bedroom renovations, living room, study, utlilty room. All new windows aswel.
“Steve project managed my extension and full refurbishment of my existing property. Starting with the extension to the rear, he gave suggestions on how I could save money while discussing the budget as well as giving specific ideas on layouts and finishing. He organised all the trades and allowed me to discuss finer details with the tradesman when it arose in the project. This allowed me to have exactly what we wanted.
When we were planning the work, Steve was very open to ideas and suggestions. He worked with us which provided us with the perfect job!
Like with any project, there were a few minor issues along the way, but Steve was upfront and honest about them and provided great communication on how he was going to resolve them and the timescales associated.
He really made the extension a nicer experience with him running it, all while I was at work, knowing I didn’t need to worry about anything. So much so, I got him back to carry out the refurb on the rest of the house.
I honestly can say I wouldn’t have the high quality house that I now have if it wasn’t for him running the project. Dealing with the trades, going through the budget with me and being an all round nice and honest guy.
Now we have the driveway and porch left to go and he will certainly be running this for me as well!”

Demolishment of existing extension and rebuild new open plan kitchen extension.
“Steve managed our extension from start to finish in a professional and organised manner, with minimal disruption to family life also during COVID.
Steve organised contractors to fit in with his permanent onsite building team, to coordinate Bricklayers, Electricians, Plasterers, Window fitters and Carpenters. Often several trades were onsite at the same time.
Steve gave specific jobs for his team to complete with clear deadlines. They were highly motivated to complete the necessary tasks and he always maintained the site was left clean and tidy at the end of the day.
We shared an open dialogue with Steve throughout the project regarding any changes to the original plan. He was accommodating of these changes and honest as to whether they would work and redeployed his team accordingly.
Even when not on site, regular communication and updates were given to us eg during COVID where there were delays with materials.
He managed his team to work around a family of six with young children and ensured access to cooking and washing facilities – even turning our utility room into a kitchen.
We couldn’t thank Steve enough for his professionalism, management skills, high standards, focus on safety and friendly to us and our boys during the build.

“I decided to use a building company that had done works to my friend’s house in the area as they came highly recommended and I could see the standard of their work. Steve Moss of Moss Reliance met me to discuss the scope of works and specification using his Cost + system where he costs out the project and comes up with a budget to which you agree or haggle or change the specification to fit in with what you can afford as well as a time frame to which they adhere. Once agreed Moss Reliance employs the various sub-contractors all of whom in my case were fantastic to deal with and he visits regularly to check the quality of the works.
The Cost+ system allows him to detail the items completed so far on a regular basis and sends through a schedule so you know where you are within the agreed budget and invoices according to the plan, in this time of continually rising costs and prices it is important you know where every penny is being spent.
I cannot recommend Moss Reliance highly enough they brought my kitchen dreams to life in a professional manner to a high standard and completed the works when they said they would you can’t ask for more than that.”

This is a statement from my client who chose the wrong builders and it nearly ruined his life. Im not sure if this should be used but it’s a reflection of why I started Moss Reliance. This nearly cost him his marriage and a house which could not be signed off from building control. It’s a negative experience but it shows the reality of hiring the wrong companies and how they conduct themselves without any for of control or planning.
If this can be of use, Steve Palmer (my client) has said to reword it anyway we want but wanted to give the as much detail as possible. This is his message to me (my name is also steve)

Background to build
We decided to extend our house by adding an en suite to our master bedroom, this being the final piece of renovation to our property that we have owned since 1986.
We went through all the correct procedures, vetting each company that quoted for the work, and settled on a local company, who had been personally recommended to us via my Son. Although at the time my wife had reservations, we went ahead as I personally knew one of the building partners, little did we know what we had let ourselves into.
After a down payment of 10k, work commenced immediately, for a week, then the issues stated not turning up, lack of materials, lack of man power, the excuses came and went.
We also were informed that the money we had given them had gone into a pot, which they had used to complete other work with, and when that pot had run out they came back to us for more money, so they could pay off other tradesmen or buy other materials.
We know this for a fact as the window, company used, tried to get us to pay for our work that we had already given them the money for, plus my Son’s window plus another customer.
Time went on and after 6 months, and 30k later, we came to an impasse the en suite was a basic shell and we would not pay the builder anymore money.
Then the builder demanded 2.5k or the would not set foot in the house to complete the build. We refused and they were never seen at my house again, nor did they bother to contact us
As a side note my insurance company at the time terminated our house and contents insurance as the builders could not or would not produce proof that they had the relevant public liability insurance cover etc.
To cut a long story short, we spent another 7k to complete the build by contracting out to other tradesman. We were very fortunate that the tradesman that we picked to finish of the build, completed it to a very high standard, Steve Moss in particular, went the extra mile for us, when he saw the state that we had been left, and as with the other tradesman, put themselves out to rebuild their trades reputation that had been tarnished by one rogue builder in the area
We finally had the sign off from the building inspector in March, and have now just got the house back into shape.

In response to ? Text message sent on the 29th of July.
Please find enclosed counter claim for damages and losses sustained to our property and effects since this building work commenced.
BT line cut, phone previously u/s Rectified now at our expense. Lead work over conservatory needs to be finished. End caps conservatory \ utility room missing or not replaced. Utility room floor tile cracked.

Considerable amount of tiles chipped in dining room.
Lounge ceiling damaged in various places.
Damage to resin driveway when cement mixer was dragged across it. Driveway deep clean required due to works residue.
Damage to lampstand.
Damage to conservatory lights x 2
Damage to conservatory blind weights now replaced at our expense.

Damage to tiles around radiator in dining room, now completely replaced by us at our expense.
Damage to Catherine’s room wall when drilled through by your team ( repaired by us ) at our expense.

Hose reel pierced and hanging bracket damaged. Damage to numerous plant pots.

Water damage staining to bedroom carpet due to plumber and plasterer incompetence.

Landing carpet damaged and ripped.

Hose reel and stand completely missing.

X 2 CCTV camera cables u/s

Radiator bracket lost.

Guttering leaking in 2 places.

Plastering incomplete in main bedroom.

Floor boards not level in main bedroom different wood depths used (18mm/ 22mm). Leaving void in floor.

Wall corner incomplete.
No door to en suite from bedroom.

Door frame not square so will now be unable to fit door. This will result in having to replace the entire doorframe/adjoining tiles.

Numerous damaged Tiles incorrectly fitted en suite.
Window en suite incorrectly fitted (not square).
Architrave incorrectly fitted due to doorframe not being square. All new windows require beading.
Left and right hand side soffits trims cut too short.

New build into loft space requires attention as already requested.

Numerous pointing up required on outside of property.

Window sill bedroom incorrectly fitted.

Rain water getting in when en suite window is open. Hood over window required or guttering needed to prevent water leaking in.

Outside light hanging via cable, no insulation behind brickwork is now a void.

Guttering utility room cut short.

Dining room insufficient plaster around sockets.

Conservatory threshold rubber protector damaged.

Conservatory floor tiles stained.

Extractor fan en suite not fitted.

Skirting board main bedroom replaced at our expense.

Resin stained on upvc windows and doors.

En suite not installed.

Electrics not working in en suite or dining room.

We have invested £30,000 in your building company to supply and fit and en- suite to our property.

It would appear that you are more interested in collecting a few thousand pounds, rather than complete the work that we have payed you for.

Yes I agree that the extra Inflated prices that you are quoted should be paid, but this works 2 ways, you have not completed the work that we have payed you 30k in advance for.

With reference to the extras, the additional pipework for the radiator was minimal, you stated that there would be no charge for picking the tiles up, as I was leaving work to pick them upon on the day in question. The window rebuild and replacement is no where near £1,500 as you stated and the additional wiring is down to you as on numerous occasions we informed you that the extractor on the shower cabling was required.

I have no idea where you come up with the assumption that we have you over a barrel with the en suite, We agreed it all with a hand shake, in my back garden. Other companies came in with the en suite included but we went with your company due to personal recommendation.

So if you want to rectify and complete the list and building works that are outstanding, we are happy to talk this matter over. And we are giving you the opportunity to put this build right.

We have instructed an independent company to carry out an inspection of my property, as no doubt you will both dispute our findings.

Demanding money by menaces comes to mind, that you will not carry out the work that you have been payed for. I don’t understand how you are still expecting more money, when the work that we have originally payed for is incomplete or is a poor quality and not up to standard.

This build was supposed take 5 to 6 weeks weeks as we now enter our 6 month we are living like hoarders, in 2 bedrooms whilst you are trying to hold us to ransom.

It has taken me 37 years to bring this house up to standard and it has taken you less than 6 months to bring it down.

Your lack of communication and attention to us and our family home has been unacceptable and unprofessional. Your attitude to us as your customers has been appalling, as you have dragged this build on for over 6 months and left our home incomplete.

All we wanted was an en-suite onto our bedroom, which you promised “as a man of your word”. You may believe that, however we have found out the hard way to our cost that this is not the case.

I hope this will make you realise the disappointment and disruption you have caused to us and our home, and you have had every opportunity to rectify your mistakes before it had to come to this bitterness.

The above statement of facts were sent to the building company listing all the issues we had with our build after stupidly handing over in excess of 30k

This according to the builder was a snagging list, and would be rectified on the payment of a further 2.5k”
