To cut a long story short, we spent another 7k to complete the build by contracting out to other tradesman. We were very fortunate that the tradesman that we picked to finish of the build, completed it to a very high standard, Steve Moss in particular, went the extra mile for us, when he saw the state that we had been left, and as with the other tradesman, put themselves out to rebuild their trades reputation that had been tarnished by one rogue builder in the area
We finally had the sign off from the building inspector in March, and have now just got the house back into shape.
Considerable amount of tiles chipped in dining room.
Lounge ceiling damaged in various places.
Damage to resin driveway when cement mixer was dragged across it. Driveway deep clean required due to works residue.
Damage to lampstand.
Damage to conservatory lights x 2
Damage to conservatory blind weights now replaced at our expense.
Hose reel pierced and hanging bracket damaged. Damage to numerous plant pots.
Water damage staining to bedroom carpet due to plumber and plasterer incompetence.
Landing carpet damaged and ripped.
Hose reel and stand completely missing.
X 2 CCTV camera cables u/s
Radiator bracket lost.
Guttering leaking in 2 places.
Plastering incomplete in main bedroom.
Floor boards not level in main bedroom different wood depths used (18mm/ 22mm). Leaving void in floor.
Wall corner incomplete.
No door to en suite from bedroom.
Door frame not square so will now be unable to fit door. This will result in having to replace the entire doorframe/adjoining tiles.
Numerous damaged Tiles incorrectly fitted en suite.
Window en suite incorrectly fitted (not square).
Architrave incorrectly fitted due to doorframe not being square. All new windows require beading.
Left and right hand side soffits trims cut too short.
New build into loft space requires attention as already requested.
Numerous pointing up required on outside of property.
Window sill bedroom incorrectly fitted.
Rain water getting in when en suite window is open. Hood over window required or guttering needed to prevent water leaking in.
Outside light hanging via cable, no insulation behind brickwork is now a void.
Guttering utility room cut short.
Dining room insufficient plaster around sockets.
Conservatory threshold rubber protector damaged.
Conservatory floor tiles stained.
Extractor fan en suite not fitted.
Skirting board main bedroom replaced at our expense.
Resin stained on upvc windows and doors.

Electrics not working in en suite or dining room.
We have invested £30,000 in your building company to supply and fit and en- suite to our property.
It would appear that you are more interested in collecting a few thousand pounds, rather than complete the work that we have payed you for.
Yes I agree that the extra Inflated prices that you are quoted should be paid, but this works 2 ways, you have not completed the work that we have payed you 30k in advance for.
With reference to the extras, the additional pipework for the radiator was minimal, you stated that there would be no charge for picking the tiles up, as I was leaving work to pick them upon on the day in question. The window rebuild and replacement is no where near £1,500 as you stated and the additional wiring is down to you as on numerous occasions we informed you that the extractor on the shower cabling was required.
I have no idea where you come up with the assumption that we have you over a barrel with the en suite, We agreed it all with a hand shake, in my back garden. Other companies came in with the en suite included but we went with your company due to personal recommendation.
So if you want to rectify and complete the list and building works that are outstanding, we are happy to talk this matter over. And we are giving you the opportunity to put this build right.
We have instructed an independent company to carry out an inspection of my property, as no doubt you will both dispute our findings.
Demanding money by menaces comes to mind, that you will not carry out the work that you have been payed for. I don’t understand how you are still expecting more money, when the work that we have originally payed for is incomplete or is a poor quality and not up to standard.
This build was supposed take 5 to 6 weeks weeks as we now enter our 6 month we are living like hoarders, in 2 bedrooms whilst you are trying to hold us to ransom.
It has taken me 37 years to bring this house up to standard and it has taken you less than 6 months to bring it down.
Your lack of communication and attention to us and our family home has been unacceptable and unprofessional. Your attitude to us as your customers has been appalling, as you have dragged this build on for over 6 months and left our home incomplete.
All we wanted was an en-suite onto our bedroom, which you promised “as a man of your word”. You may believe that, however we have found out the hard way to our cost that this is not the case.
I hope this will make you realise the disappointment and disruption you have caused to us and our home, and you have had every opportunity to rectify your mistakes before it had to come to this bitterness.

The above statement of facts were sent to the building company listing all the issues we had with our build after stupidly handing over in excess of 30k
This according to the builder was a snagging list, and would be rectified on the payment of a further 2.5k”
